We're almost done with all the framing, HVAC, plumbing, and electrical rough ins so we can start drywall next week followed by paint. Finally coming together and hopefully things will keep happening quickly from here on out! We'll be buying a new project in Barrington Hills IL in a couple weeks. It is on the golf course and will be a massive undertaking. It is 3200sf convertible to 3700sf without adding on. We will be adding 2 bedrooms which are currently used as storage. Just add windows! We'll also add a full and a half bath and finish the downstairs. While we are doing this we will be filming the progress. Part of the reason is over the next couple years we may be filming some renovations for television. We're still in the early stages of this so I'll keep things updated here
Our Park Road project was another fast one! After a 2 1/2 week renovation and 6 days on the market we received multiple contracts again! This will be another 9 weeks from key to key!
I'm blown away! GiGi has been dealing with the Realtors and doing most of the searching for some time now. She is working with and choosing the best Realtor for selling our renovated properties. Once we completed the auction house (Vista Road Lombard) we staged it like usual. Once the property went live on the MLS we received multiple contracts in less than 24 hours! Looks like this will be the fastest close to close (key to key as we say) we've had! 9 weeks (and that's only due to the buyers lender dragging their feet in red tape and requiring a 2nd appraisal due to the small amount of time On Top Inc has owned this property. This is what it is all about - selling a turnkey house to a great family that loves it!
A house we renovated a little over a year ago: the new homeowner called us and wanted to do an upgrade/add-on between their kitchen and dining room. Of course we matched all the existing colors and finishes for them. I was extremely proud to hear the new owners are not only still ecstatic about the home, but they have not had to lift a finger to do anything except move their stuff in! Well - that's the point. We finish our homes not only to look good but to be just as maintenance free as many typical new construction houses with more of the character and charm of the era and area the surrounding homes were built and are in.
Also - we're almost finished with the auction house! Looking pretty great after only 3 weeks! Almost done... Seems I've won my first online home auction! Thanks to Realtor Kevin Huboda from Exit Realty Defined for showing me the ropes on that one. We should close March 4. Good bones on this property and I did get a chance to preview the property before I bid. COLD in there! Nice yard but there is a deck and pool in the back and they will need to come down as soon as it thaws.
Shame on me! An entire year gone by without updates! Good thing is what a year 2014 has been! We've bought, renovated and sold 8 more properties (therefore my lack of updates)! Our team of Realtors, wholesalers, and other house hunting affiliates have brought us some great properties! We love what we do and have been going non stop! We've sold our second house under the ON TOP Inc name to close this year. Many more under contract and we are excited to continue to grow our business. The young couple that purchased are very happy to have this charming Cape Cod fully updated and maintenance free! Looking hard for more to kick off the 2014 season after this brutal Winter!
Hello everyone! Brian here. I just wanted to take a quick moment and let you know that our 1st property as On Top Inc., has been completed AND we now have a contract to close by year's end! We are excited that the combination of my and Kelly's past experiences have worked well so far and have led to this point in this new endeavor. It really isn't that big of a deal in a universal spectrum. After all, this is what we are supposed to do, right? Thing is, businesses and endeavors of any kind have challenges and things don't always go your way. The fact that this has, means a lot to us, we are excited about it and wanted to share it with you all. This video clip I'm posting here, is on that Washington Street property and it chronicles the "process" so you can get an idea of what "was" before we put our personal "OTI" touch to it and what "is" now, but you don't have to deal with the smells of before.
